What to discuss before booking

Property location, outbuildings and floor area

Include the property address, approximate size and any outbuildings so your inspector can prepare the quote.

Your purchase conditions and deadline

Share the date you need the report. Inspection and delivery timing must be agreed before you book.

Access arrangements with the seller or agent

Let your inspector know who can arrange entry and whether any areas are locked or difficult to access.

A clearer picture before buying.

The inspection covers agreed accessible components and observed conditions at the time. It is not a guarantee that a property has no defects. Concealed areas, restricted access and specialist testing may need separate investigation.

When will the report be ready?

Confirm the delivery timing with your inspector before booking, particularly where a purchase or listing deadline applies.

Can I ask questions about the findings?

Discuss report questions with your inspector and agree on the best way to review significant observations and recommended next steps.

Before you book

Make the right choice for your property.

Useful answers without the jargon.

When is this useful?

Before a purchase decision, particularly when you need a clearer understanding of visible condition and possible maintenance or further-investigation needs. Share your purchase deadline before booking.

What is inspected?

Agree which buildings and accessible areas are included. A visual inspection looks for observable signs of issues; it does not uncover everything behind finished walls, floors or other concealed surfaces.

Buying at auction?

Arrange your inspection early and tell your inspector the auction date. An auction purchase is generally unconditional, so discuss your due diligence and any proposed conditions with your lawyer or conveyancer before bidding. Read Settled’s guide to buying at auction →

What else might I need?

Council records, a LIM and specialist investigations may answer questions a building report cannot. A property inspection does not establish whether alterations have building consent.

What affects the quote and timing?

Property size, outbuildings, access, requested services and travel can affect the quote. Confirm the report delivery date, whether the quote includes GST, and any travel or specialist testing charges before proceeding.

How do I use the findings?

Read the report, ask about unfamiliar terms and follow up on significant concerns. Obtain suitable specialist advice and repair estimates where needed before your decision.
